The Jah52 project comprises the development of a street-facing mixed-use building with a complementary courtyard access, situated within the inner-city context of Berlin-Neukölln. The design aims to establish a clear urban structure that integrates sensitively into the existing perimeter block fabric while creating a precise zoning between the public street space and the semi-private inner courtyard.
The front building forms the urban address of the ensemble, combining commercial uses on the ground floor with residential units on the upper levels. Vertical circulation is organized via a centrally positioned staircase with elevator, ensuring an efficient layout and clear spatial organization. The apartments are designed to be compact, functional, and optimized for economic use of space.
The rear part of the plot is accessed through an integrated courtyard passage, forming a shared open space with areas for recreation, play, and bicycle parking. This spatial configuration creates a distinct separation between the public urban realm and the protected courtyard, significantly enhancing residential quality.
The architectural language is defined by a clear and reduced design approach, following both constructive and economic principles. The combination of an ակտիվ ground floor zone, efficiently organized residential units, and a high-quality courtyard results in a balanced overall concept.
The project was realized in collaboration with Blase und Kapici Architekten.
